 Citrus County Florida's Property Values continue their climb, but increasing restriction upon Inventory slows Sales.  The November 2015 Single Family Housing Market numbers are out, showing another double digit jump in Median Sales Price, coupled with a decline in Closed Sales.

Closed sales of existing single-family homes Countywide totaled 240 last month, up -11.1% percent in a year-to-year comparison. According to the latest housing data released by Florida Realtors® for October 2015.

Median Sales Price of existing single-family homes in Citrus County has risen again to $131,950 a 21.1% increase over the same time last October. Median Sales Price is Economists preferred statistic for Price activity because, unlike Average Sales Price it is not sensitive to high sales prices for small numbers of homes that may not be characteristic of the Citrus County housing market.

Inventories for Citrus County existing single-family homes are continuing to be squeezed by high demand. As the Month’s Supply of Inventory drops to 4.9 Months, a -23.8% drop from last year at this time.

On the buyers' side, New Pending home sales for existing single-family homes in October are showing a negative track a direct result of our restricting Inventory. For October 2015 our New Pending home sales dropped -6.7% year-over-year (251 homes pending).

On the sellers' side, New Listings, which are becoming harder to find in October, are trending up. New Listings are up +6.3% to (370 New Homes Listed) year-over-year. Giving us some hope that the Restriction in the Single Family Home Supply maybe being offset by Higher Median Sale Prices bring Sellers off the “Fence”  and into the Market.

To move forward we need to look at developing economic factors that will produce strong price growth. Higher Home VALUES help Citrus County homeowners build home equity and strengthen our community’s economy.

For October the Median Days on the Market for Existing single family homes in Citrus County was 60 days, versus 58 days in September and 59 days in August. These numbers reinforce the existing squeeze on our Single Family Home Supply forcing higher VALUES.

We have been averaging 61 Distressed Single Family Home sales a month, but in October we saw our first major decline in years. With a -55% decline in Distressed Single Family Home sales, 38 Distressed Sales recorded. This is good news for Citrus County and hopefully a sign of an ever improving economy.

The 30 year Fixed Rates is Up to 4.00% this week according to the mortgage giant Freddie Mac, this average rate is up from 3.95%.
